This magnificent executive family vacation Villa is built on a large corner plot in the relaxing surroundings of Aviana resort which is one of the newest communities in central Florida. The 6,500 square foot state of the art clubhouse will be complete October 2007 and features a resort pool, splash area, community hot tub, sand volley ball court, putting green, cyber café and arcade, fully equipped gymnasium/exercise room, reception, social area and sundry shop.

This 6 bedroom Orlando home offers over 3,000 square feet of incredible living space. It has luxury facilities and has been professionally designed by one of Orlando's leading designers with high quality contemporary furnishings. There are 2 very spacious living areas. A large family area overlooks the pool outside through the sliding patio doors. This area is furnished to a very high standard with quality sectional leather seating and is an ideal place to relax whilst making use of the top of the range entertainment centre with large flat screen TV and DVD player. You can watch your favorite films after a busy day or listen to music. There is also a multi speed ceiling light for your comfort.

The second living area is the formal living room - For peace and quiet or somewhere to go to read or chat to friends and family. The high spec kitchen is well equipped and has an informal breakfast area. There is a further formal dining room which has a serving hatch from the kitchen. There is a large themed games room complete with pool table, air hockey, darts and pub table.

The bedroom accommodation consists of the following. Master Bedroom 1 - This ground floor master bedroom overlooks the pool and Jacuzzi area. The centre piece of this large luxurious room is a beautiful contemporary four poster king size bed. It also has matching dresser, mirror and nightstands. There is a TV for your entertainment and walk in closet space. The en-suite bathroom has a roman tub vanity unit with corner bath big enough for 2 people together with a separate walk in shower unit.

Master Bedroom 2 - This second master bedroom is located upstairs and has a luxury king bed with luxurious bedding and furnishings, TV, large walk in closet, en- suite bedroom with bath and shower.

Junior Master Bedroom 3/4 - These junior master bedrooms have queen sized beds, nightstand, dresser and TV, closet space and an adjacent family bathroom

Bedrooms 5/6 have twin beds with matching furniture, closet space and are adjacent to or have nearby shared bathrooms.

Loft Area - The 1st floor seated loft area has a fantastic view of the family area below and is a great place for kids and teens to have fun and hang out. There is a PlayStation 2 console for their enjoyment.

Outside, the extended poolside area is fully screened and has a removable safety fence for the protection of young infants. The upgraded pool and bubbling spa offers optional heating. There is outside sun loungers and patio furniture and a BBQ is available for hire to enjoy al-fresco dining by the beautiful sparkling pool.

Aviana Resort is one of the newest communities in central Florida and is sited perfectly for all the major attractions but far enough away to enjoy the peace and tranquility of this tropical hideaway. A fully refundable security deposit of $500 is required to secure your booking. This will be refunded within 2 weeks of your departure on inspection from our management company. Discounts - We offer a last minute discount of 10% for bookings made within 4 weeks of arrival and a long stay discount of 10% for bookings of 21 days or more. We also offer an early booking discount of 15% for bookings more than 12 months in advance.
